How do I apply for an apartment?

What are the application requirements?
A Credit score of 600+, an income-to-rent ratio of 2.5, and must pass a background check.
Is there an application fee or an administrative fee?
Yes, there is a $55 application process fee.
How long does the approval process typically take?
Typically, it takes 3-5 days, depending on how long the Previous Landlord and Employer are able to process the questionnaire.
Do you offer short-term leases?
Yes, we offer 6,9 and 12-month lease terms.
Can I schedule a tour, and do you offer virtual or self-guided options?
You can schedule a Virtual or self-guided Tour online or by calling the office.
What is the security deposit amount, and is it refundable?
For a 1-bedroom, the Deposit is $850, for a 2-bedroom, it is $1000, depending on credit. It is Refundable.
When is rent due, and what are the payment methods?
The rent is due on the First day of the month, with a grace period on the 3rd of the month. We offer online payments through the portal, we accept most major Credit cards, ACH payments, cashiers' checks, and Money orders.
What utilities are included in the rent?
Utilities are not included in the Rent; we do metered pricing for Water/Sewage/Trash.
How do I set up my electricity/water/gas?
In our Renters Packet, the Phone number and website for PG&E are provided.
Is renter’s insurance required?
Yes, renters' insurance is required for all units. With a minimum required coverage of $100,000.
Are there any additional monthly fees?
We offer Credit Reporting for each account. $8.95 for individuals and 14.95 for 2 or more occupants.
Is the community pet-friendly?
We allow ESA animals only
Are there breed or weight restrictions?
Yes, less than 50 lbs, and no large or aggressive dogs are allowed.
What are the pet fees?
There are no Pet fees for ESA animals.
What is the smoking policy for the building and common areas?
No smoking within 25’ of the building, as is the City Ordinance.
What is the guest policy for overnight stays or using amenities?
Guest may stay up to 2 weeks and must be accompanied by the Resident to all amenities.
How do I submit a maintenance request?
Online Maintenance Requests can be made on the Portal or by calling or stopping by the office.
What qualifies as a maintenance emergency, and who do I call after hours?
A Lockout or severe water leak would be 2 examples of an after-hours emergency. We provide every resident with the after-hours maintenance phone number.
How are packages handled?
Packages are left at the Residence door.
Is there extra storage available on-site?
We have extra storage closets in every apartment. But no large storage containers
When is "quiet time" for the community?
Quiet time at Pinewood Place is from 10:00 PM to 8:00 AM the next morning.
Is there guest parking available?
Yes, there is extra parking on the South and East side of the Property.
Do you have EV charging stations on-site?
We do not have EV charging stations.
What are the hours for the pool/gym/clubhouse?
The hours for the laundry/gym pool are open from 9 AM to 9 PM.
Is there assigned parking, and is there a fee for extra vehicles?
Yes, every apartment is assigned a designated parking spot.
How do I reserve the clubhouse or community room for an event?
Residents can reserve the Pool area for Parties and special occasions, with at least a 2-week notice for a 4-hour period.
